Minimum stay differs from PMS setting

Your property page may show a minimum stay that is different from the property-level minimum set in your PMS. The number can also visibly change right after the page appears.

Why this happens. The booking widget shows the minimum stay for the soonest dates a guest could actually book, not the property-level default. On load, the widget first renders the property default, then updates from the synced per-date calendar data. Your PMS can carry different minimum-night values on specific dates than the property-level setting.

In OwnerRez, the most common cause is a gap rule. When configured, a gap rule reduces the minimum nights inside a gap between bookings down toward the configured value so the gap can fill. A telltale sign is that the displayed minimum exactly matches the length of the open window before an existing booking.

What you can do.

  1. Open your OwnerRez rules screen.
  2. Look for a gap rule or any minimum-night adjustment rules, plus spot rates, covering the exact date range of the first open window.
  3. Remove or adjust the gap rule, or override the affected dates.

This restores the expected minimum, which the website picks up on the next sync.

If your PMS shows the expected minimum on every date with no adjustment rules, contact support with a screenshot of that screen.
