The ‘Starting at’ price on your property cards can look lower than what guests actually pay. This figure is not a number you type in. It is live data pulled from your PMS pricing calendar, so it is not stale.
Why this happens. By default the site uses Lowest Price mode. This mode scans your synced future pricing calendar (in practice, the next 12 months or so of synced rates) and displays the single lowest nightly rate it finds. The scan includes booked and blocked dates and does not stop at a near-term cutoff. With seasonal or dynamic pricing, the lowest rate is usually a low-season rate many months out, or a reduced floor price that a dynamic pricing tool set on a single far-out night. In either case, the displayed figure can sit well below what a guest booking soon would actually pay.
The displayed number is nightly rent only. Taxes and fees are added at checkout. Once a guest enters dates in the search bar, the cards switch to the real quoted price for those dates.
What you can change. Three settings in the HomeRunner plugin control this behavior.
Price display mode. For property cards, go to HomeRunner > Settings > Explorer > Grid and change Price before dates. For property pages, go to HomeRunner > Settings > Booking Widget > Price before dates. The options are Lowest Price (the default), Base Daily Price (the property’s base nightly rate from your PMS, usually closer to what a guest booking soon will pay), Average Price (displayed as ‘avg/night’, the closest option to a typical rate), and Nothing (hides the price until dates are entered). Choose Base Daily Price if you want cards to reflect current pricing, or keep Lowest Price if you want the lowest available rate shown as a marketing floor.
Price Calculation Period. Go to HomeRunner > Settings > Property > Pricing and set a number of days above 0. The lowest or average calculation then considers only the next N days instead of the entire future calendar.
Exclude Unavailable Dates. This setting is in the same Pricing section. When it is enabled, booked and blocked nights are left out of the calculation, so floor prices on unsellable nights no longer pull the displayed price down.
After changing any of these settings, clear the site cache so visitors see the updated prices. Contact support if you need help enabling or adjusting these options.
