In the guest’s assistant
AI Booking Channel
Your site publishes a machine-readable copy of your listings: a page per property with rates, availability and minimum-stay rules for the window you choose, an AI sitemap, and a site catalog file. ChatGPT, Claude, Perplexity or Gemini can read them and send the guest to book on your site. A reachability test in its settings shows whether the names guest assistants and crawlers use get through your firewall, and which layer is blocking a name. Free with the Toolkit, and it ships off until you switch it on.
In the guest’s assistant
AI Agents
A free, read-only MCP server for your website, switched on from your dashboard. Paste its link into Claude, ChatGPT or any assistant that accepts an MCP server. The assistant can then search your published homes by dates, guests, price and amenities, and read any one of them in full.
It checks open dates against the calendar HomeRunner already syncs from your PMS. For an open stay it gets a dated total with fees and taxes where live pricing is available, and an indicative total marked as such otherwise. It then hands the guest a booking link on your own site with the dates and party size filled in.
Anyone holding the link can read your published listings without signing in. It never reads guest records or payments, and turning it off stops the link at once.

The assistant you already use (Claude Code, Claude Desktop or Cursor) gets its own limited login to your site. It can draft blog posts, build a new page from one you already have, update your menu and fill in SEO titles. New content starts as a draft. Anything live waits for your approval, and every action is logged.

Prices and booking
The published listing pages say that availability is indicative and that nightly prices are before fees and taxes, with the final price confirmed on your property page. You can leave pricing out of them entirely. Over the live link, a dated total with fees and taxes appears only when live pricing is available. Otherwise the assistant gets an indicative total and is told to say so. Every booking link points at the listing’s page on your own website, so bookings, payments and guest data stay where they already are.
