A tour of everything HomeRunner does to get your properties found, in Google and in the AI assistants guests now plan trips with.
Where guests search now #
Getting found used to mean one thing: ranking in Google. That still matters, but a growing share of guests now start with an AI assistant instead, asking ChatGPT or Perplexity for “a pet-friendly cabin near Asheville with a hot tub” and booking whatever it recommends. Marketers have names for each layer:
- SEO (search engine optimization): ranking in classic search results.
- AEO (answer engine optimization): being the source cited when a search engine answers the question directly, in an answer box or AI overview.
- GEO (generative engine optimization): being the property an AI assistant recommends in conversation.
- Agentic search: an assistant doing the legwork for the guest, checking dates and rules and steering them toward a booking.
HomeRunner is built for all four. Most of it works automatically the moment your properties sync; the rest is a setting away. Here is the full picture.
Classic search: your pages in Google #
Real pages on your own domain. Every property in your PMS becomes a full page of your website, with the description and photos search engines expect to index. There is no iframe hiding your inventory from crawlers, which is the quiet SEO failure of many booking widgets.
Structured data on every property page. Every property automatically generates valid VacationRental structured data (the Schema.org type for vacation rentals), so search engines know each page is a bookable vacation rental rather than a generic web page, and where it is located.
Valid review markup. Property Rating Stats maintains the aggregate rating data Google requires alongside review markup, clearing the Search Console error “Multiple reviews without aggregateRating object” and supplying the same ratings to your AI feeds. Google does not show star ratings for reviews a site collects itself.
URLs that hold still. Property URLs do not silently change when a title changes in your PMS, so you never bleed rankings through broken links. You can also control each slug yourself with a custom field. See Property URL Management.
Meta titles and descriptions you author. By default these are generated from your property data, but you can write them yourself in your PMS with custom fields and HomeRunner will use your versions. See Meta Title and Description Management.
Fast, search-friendly images. Property photos are delivered in WebP format for smaller files and faster pages, and the Toolkit fills in missing image alt text automatically.
Landing pages for the searches guests actually type. You can create pre-filtered property landing pages such as “pet-friendly rentals in 30A” that match long-tail searches far better than a generic listings page.
Answer engines and AI assistants: AEO and GEO #
An assistant can only recommend what it can read, and an ordinary property page is easy for it to misread. It can quote a stale price, or miss your minimum-stay rule, or never find your site in the first place.
The AI Booking Channel fixes this by publishing your inventory in a form AI systems read reliably:
- A machine-readable version of every property page, with rates, availability, and minimum-stay rules.
- An AI sitemap listing all your properties, so assistants and their crawlers discover everything.
- A site catalog introducing your business by name, with contact details.
- Enriched structured data on your regular property pages.
You stay in control of privacy: by default only the public area (city or region) is exposed, and street address or exact coordinates are shared only if you turn them on.
The same structured data also feeds the answer boxes and AI overviews in classic search, so the AEO benefit comes along without separate setup.
An FAQ mined from your guest reviews. Review Insights in the Conversion Kit reads your reviews with AI and publishes a question-and-answer section on each property page, covering the practical things guests ask before booking. The section carries FAQ structured data, so search engines and AI assistants can lift real questions and answers straight from the page.
From AI recommendation to booking #
When an assistant has your real rates and rules, the guest it sends you arrives pre-qualified: the dates were already checked against your minimum stay before they ever clicked.
HomeRunner also shows you what this channel is worth. The AI Booking Channel reports how often each assistant reads your data, tracks visitors who arrive from AI sources, and attributes the resulting bookings and revenue, so the new channel shows up in your numbers rather than as a mystery segment of direct traffic.
Also handled for you #
- Utility pages HomeRunner generates (confirmation and unsubscribe pages, internal tools) are automatically kept out of the index, so they never compete with your real content.
- Trip Builder share links unfurl with the real trip name and a property photo instead of “Page Not Found”, and the shared trip pages are indexable rather than silent 404s.
- On single-property sites, the property page becomes the homepage itself and the old property URL redirects there, so all search authority consolidates on your domain root.
- On multilingual sites running GTranslate, crawlers requesting a translated URL receive translated property content in the HTML itself, readable without running any scripts.
Tips #
- If you enable only two things, make them Property Rating Stats and the AI Booking Channel. One keeps your review data valid and machine-readable, the other opens the AI channel.
- Write your own meta descriptions for your top properties using custom fields in your PMS. Auto-generated descriptions get truncated mid-sentence in results.
- Build a pre-filtered landing page for each of your two or three most common guest searches.
