Occupancy, ADR and RevPAR calculator

Occupancy, average daily rate (ADR) and revenue per available night (RevPAR) are the three numbers behind every pricing decision. Enter nights available, nights booked and revenue for any period and you get all three. Or type any two of the metrics and the calculator works out the third.

From your numbers

Any period: a month, a quarter, a year. One home or the whole portfolio.

Occupancy–booked ÷ available
ADR–revenue ÷ nights booked
RevPAR–revenue ÷ nights available

Fill in the gap

Enter any two of the three and the third appears.

Questions

What counts as an available night?

Every night a unit could have been sold. For one home over a 30-day month that's 30. For five homes it's 150. Nights you blocked for your own use or for repairs are usually left out, which raises occupancy. Pick one rule and keep it the same from month to month.

Why look at RevPAR rather than occupancy?

Occupancy alone rewards low prices. ADR alone rewards empty calendars. RevPAR multiplies the two, so it moves only when the combination improves. It's the number to compare across months, across homes, and against last year.

Should revenue include cleaning fees and taxes?

Use the rent you keep, before taxes and before pass-through fees like cleaning. If you include cleaning fees, do it everywhere so periods stay comparable.

Can I compare two periods?

Yes. The page address updates as you type, so you can keep one link for each period and switch between them.
