# ”Starting at” price lower than calendar rates

Your property card shows a **Starting at** price that is lower than any rate on your calendar.

**Why this happens.** By default, the **Starting at** figure is calculated from every night in the booking window, including nights that are blocked or already booked. Those unbookable nights can carry old or default rates, so the site can advertise a price no guest could actually reserve.

**What to do.** Turn on **Exclude Unavailable Dates** so the calculation only counts nights a guest can actually book.

In HomeRunner Toolkit, go to **Pricing → Pricing Display** and enable the **Lowest Rate Availability** module.

In HomeRunner plugin settings, go to **Property Settings** and tick **Exclude Unavailable Dates?**

With it on, all pricing lookups only consider available nights, and the **Starting at** figure becomes a price a guest can really book.

Still stuck? [Contact the HomeRunner team](https://homerunner.io/contact/) with your site address and what you tried, and we take it from there.
