# ”Starting at” price lower than PMS rates

A listing on your site shows a 'Starting at' price that is lower than any rate you can find available in your PMS calendar.

**Why this happens.** The 'Starting at' figure is the lowest nightly rate across the listing's synced calendar. By default, that includes blocked nights. An old rate left on a blocked date range, such as a past promo or a block set months ago, becomes the starting price even though no guest can book it.

**How to fix it.** You have two options:

1. In WordPress, go to **HomeRunner > Settings > Properties** and turn on **Exclude unavailable calendar dates**. The site then computes 'Starting at' from bookable nights only, for every listing. The change applies as soon as you save the setting. Listings with no open nights fall back to their base rate.
2. Optionally, update the rate on the blocked dates in your PMS so the old number is gone if the block is ever lifted.

If a browser still shows the old figure after the change, do a hard refresh of the page. The listing grid can be cached in the browser for up to an hour.

Still stuck? [Contact the HomeRunner team](https://homerunner.io/contact/) with your site address and what you tried, and we take it from there.
