# Where the ‘Starting at’ nightly rate comes from

The **Starting at** figure on your property cards and property pages shows the lowest nightly rate on that property's synced calendar.

**Why this happens.** The figure is read from the night-by-night rates in your PMS. It reflects whatever sets those nightly rates, including a dynamic pricing tool if you use one. Your PMS base rate does not factor into this figure.

**Older plugin sites.** Sites still on the older plugin may show the base rate instead. Because of this, the displayed number can appear lower after you migrate to the current platform.
