# Fee-inclusive pricing on the property page

You have enabled fee-inclusive pricing, but guests on the property page still see the base nightly rate.

**Why this happens.** The search results page and the property page booking widget each have their own **Price after dates** setting. Enabling fee-inclusive pricing on one does not change the other.

**Property page booking widget.** To show fee-inclusive pricing on the property page:

1. Go to **HomeRunner > Settings > Booking Widget**.
2. Set **Price after dates** to **Average Price**.
3. Save.

Once a guest enters check-in and check-out dates, the widget shows the average price per night with fees included, above the total. Tax is also included if **Display Total price after tax** is enabled.

**Search results page.** The matching settings are under **HomeRunner > Settings > Explorer**. Set **Price after dates** to **Average Price** and enable **Enable full pricing?**.

**Before dates are entered.** The **Starting at** price cannot include per-stay fees, because a cleaning fee spreads differently over a two-night stay than over a ten-night stay.
